Owner Representation for Construction & Refit

A technically experienced representative at the yard during construction or refit, verifying progress and quality on the owner's behalf.

Who this is for

Owners commissioning a new build, and owners entering a major refit or rebuild. The founder's experience includes owner-side representation during the construction of large custom yachts; details are on the Experience page.

During construction

As a build progresses, milestone invoices arrive, drawings change, and the owner needs an independent way to verify that progress, quality, and specification compliance match what is being billed. An owner's representative attends the yard, reviews the work, and reports to the owner.

Scope of representation

  • Construction representation: progress inspections, quality review, and specification-compliance checks at the yard
  • Refit representation: owner-side oversight of yard periods from specification through redelivery
  • Review of progress and supporting records to inform the owner's milestone and payment decisions
  • Review of drawings, specifications, and technical changes that affect the owner's interests
  • Change-order review and documentation before commitments are made
  • Attendance at tests, trials, and acceptance events, with a defined reporting cadence throughout

How a representation engagement works

  1. Engagement definition

The owner's priorities, the representative's authority, the inspection schedule, and the reporting cadence are agreed in writing.

  2. Project onboarding

Review of the contract's technical annexes, specification, schedule, and current status, whether the project is starting or already under way.

  3. Oversight & reporting

Regular yard attendance, inspection, and issue tracking, with structured progress reports and photographs delivered to the owner.

  4. Milestones & handover

Verification at each milestone, attendance at trials and acceptance, and a documented record through delivery or redelivery.

What you receive

  • Structured progress reports with photographs, on the agreed cadence
  • Milestone review records supporting the owner's payment decisions
  • A maintained change-order log and open-issues register
  • Documented attendance at tests, trials, and acceptance events

Scope and limitations

  • The representative advises and verifies under the authority the owner defines; final decisions remain with the owner
  • Representation does not replace the class society, flag-state surveyors, or the builder's own project management and warranty obligations
  • MARITEC is not a party to the build or refit contract and does not provide legal advice on it
  • Client projects, vessels, and identities are confidential and are never published without written approval

Frequently asked questions

How is an owner's representative different from the yard's project manager?
The yard's project manager works for the yard and answers to its commercial interests. The owner's representative works only for the owner, verifying that what is billed, built, and delivered matches what was contracted.
How often will I receive reports?
The cadence is agreed at engagement, typically aligned to yard activity and milestones. Every report includes photographs and a list of open issues.
Can you join a project that is already under way?
Yes. Onboarding begins with a review of the specification, schedule, correspondence, and current build state, so the owner gets an independent baseline before the next milestone.

Discuss owner representation.

Describe the build or refit, where it stands, and what concerns you. We will propose a representation scope and reporting cadence in writing.
